How Many Showings On A Home Before An Offer?

One! One Showing. Ha ha ha!

Two! Two Showings. Ha ha ha!

Three! Three Showings. Ha ha ha!

How many home showings before a seller gets an offer from a buyer?

 I don’t know. Depends if you are priced to sell.

The rule we operate by at Edyn Real Estate is a rule we came up with called,

The 10/20 Rule

The 10/20 Rule actually goes back to my days as a lifeguard and I stole borrowed the term from a company called Ellis & Associates.

What the 10/20 Rule means to Edyn Real Estate and our homesellers is, every 10 showings or every 20 days we review what we are doing. We review our pricing strategy, we review our marketing strategy, we review the property staging and presentation, and we review the seller’s motivation.

We also operate from the idea that if we are getting showings but no offers, the market of potential buyers is telling us that the price is probably 5% to high. If no showings are happening we are probably 10% over the acceptable market price. The market dictates the price. You have to make sure you understand what the market is trying to tell you.
