Priced To Sell (Part 2)

Sold homeYesterday I wrote about how I think the marketing phrase Priced To Sell is stupid. I questioned what else would it be priced to do. We came up a with few things.

Priced To Cause Frustration Between Realtor and Seller A Month On The Market

Priced To Make The Home Across The Street Look Like A Better Value

Priced To Make Buyers Come In With Really Low Offers

Priced To Make Us Reduce The Price Every 30 Days Causing The Home To Stay On The Market Longer.

Price is not the only thing that factors into a home sale, but it is a big one. Price is probably 80%. Condition, location, marketing all these things factor in also. Price though, is where it starts.

In 5 Things A Seller Can Do To Look Better For A Buyer I wrote about pricing,

1. List Price. If your list price is off, the house is not even on the buyers radar screen. You cannot afford to be 10% off or even 5% off. You have to be as dead on and as competitive as possible from the get-go. Buyers will not waste their time even looking at overpriced listings right now. There are enough listings out there that a buyer can afford to overlook some of them if the price is not right. Get the price right. The number of showings and activity on the listing will tell you if your list price is right. No showings. No activity. Adjust the price.

So I guess what I’m saying is, when pricing your home, price it to sell.
