Edyn Real Estate Doing An Open House???? WHAT?!?

Edyn Real Estate will be holding an open house on a Verona condo on Sunday from 1:00-4:00 pm. The condo is located at 427 Cross Country Rd. Verona, WI.

Why would we hold an open house after writing such articles as “Wasting Time At Open Houses”?

For the most part, we believe at Edyn Real Estate, that an open house is not the most effective way to sell a home for a property owner. It is a good way though for a Realtor to meet buyers.

National Association of Realtors (NAR) reports that only 3% of homes sold come from a buyer walking through an open house. That’s not a great success ratio, so why would a real estate agent go to all that time and work when there is only a 3% chance that the open house will bring a buyer in that will buy that property? The real estate agent is getting to meet buyers. Buyers. Period. Buyers for any property. An open house is good time spent for a real estate agent’s business but that doesn’t mean it’s a good way to spend time for getting that specific home sold.

The reason we are holding an open house on our new listing,is that there is only one other condo for sale in the whole unit, and we believe that we have the best product. The other unit is listed for $264,900. We have our unit listed at $234,890. The other unit has 2 bedrooms. We have 3 bedrooms. The other unit is 1,890 square feet. We are 2,786 square feet.

The other unit is open on Sunday from 1-4, so we figured we had to do the same thing. We feel confident that any buyer interested in being in that area will pick our unit over the other. Therefore, it is our duty to hold this condo open for our seller. We are not just trying to pick up buyers, we are trying to sell this specific property. Also, we believe that we are doing effective things to promote this open house.

Our open house signs were out on Friday before 5:00pm. We wanted to expose it to people driving home from work. We sent handwritten notes to everyone in the development letting them know about the open house, inviting them and anyone they know. We will be promoting the open house on Craigslist and all other available websites.

So come by the open house tomorrow between 1:00-4:00. Take a look at the property and ask any questions that you have about real estate in person.

Madison Real Estate News Week In Review

Looking out the window at the neighbor’s rooflines I notice leaves gather on the rooftops. Is fall going to come early this year? Is it just from the extreme heat? Does weather have anything to do with the real estate market?

Ground was broken in June for the 42-unit Water Crest condominiums on Lake Monona.
The development, at 101 Ferchland Place, is near Monona Drive and Cottage Grove Road in Monona. The $17 million project includes one- to three-bedroom condominiums priced from $189,000 to $775,000, said developer Kevin Metcalfe of Metcalfe Co. All but four units have a view of Lake Monona and the Madison skyline.

Dane County would spend up to $27.5 million to purchase parks and open space over five years under a new conservation plan announced Monday.The conservation fund would replace the existing fund, which has raised $27.8 million since 1999, when three out of four voters approved a non-binding referendum designed to raise $30 million in a decade.

Two-thirds of college-educated young adults 25-34, in fact, say they will pick a place to live first. Work comes second.

Letter From Here

The view along here hasn’t changed much since 1915, except that the downtown skyline has filled out a bit. Meanwhile, a whole generation of willow trees that were planted along the lake years after the picture was taken have grown old, been designated hazard trees, and been taken down.
