Our FSBO Friday post takes us close to downtown Madison. Cheryl is a great FSBO, just the kind that we know can succeed if they want to Do-It-Themself. Cheryl asked great questions about the market, did a great job of staging her home and is extremely savvy about marketing it. We asked Cheryl some questions about her property and being a FSBO.
EDYN: What are some of your favorite features?
Cheryl: The kitchen – My husband and I cook alot and this kitchen set the bar very high for our next house. The custom cherry cabinets have aged to a lovely red and they just don’t make them like they used to! These cabinets include tons of drawer space, lazy susan corner cabinets and laminate with cherry edging adjustable shelves. The butcher block is both beautiful and functional. The layout maximizes every inch and makes it feel much larger than it’s square footage.
2. The large 18′ x 18′ deck is my favorite “room” in the house. I’ve spent countless hours there reading, relaxing and socializing. It has a very secluded feel, you would never guess that your in the middle of the isthmus. My husband built a gate for added privacy and a bench seat that doubles as storage. The concord grapes that surround the deck produce tons of fruit each year! By the way this large deck means hardly any mowing so you can spend summers enjoying the yard instead of maintaining it.3. The cast iron clawfoot tub is perfect for a warm soak after a cold winter day, or any day for that matter! Add a few candles and some scented bath salts and you’ll never need to pay for a spa experience again.
EDYN: Your favorite features of the neighborhood?
Cheryl: We are within walking distance from the capitol (which we frequent for farmers market and concerts on the square), Willy St, dozens of fabulous restaurants for any occasion or no occasion at all, parks galore and of course both lakes. Being on the isthmus makes visits to the east or west side a 15 minute drive. My husband just finished his degree at UW-Madison and took advantage of the convenient bus routes to avoid parking headaches. Lapham school, kitty corner from the house, has recently expanded to 1st-5th grade. It just doesn’t get any more central than this! The east side farmers market is just down the street (right on Ingersoll!) and new festivals are cropping up at the central park. This house has all the benefits of the Willy St. culture at a fraction of the price of most homes on the other side of East Washington.
EDYN: What is the most fun thing about being a FSBO?
Cheryl: Fun might be stretching it a little but it’s been very interesting meeting people who are interested in the house at showings and the open houses we’ve held. I feel like we must have something in common!
EDYN: What is the most difficult thing about being a FSBO?
Cheryl: It has less to do with FSBO and more to do with selling a house we have loved living in. It’s just hard to part with such a cool place that holds so many happy memories!
EDYN: Have you ever been a FSBO before?
Cheryl: No. I’m much better at buying houses than selling them, we have 4 and this will be the first sale FSBO or otherwise.
EDYN: What is your biggest realization, AHA from this?
Cheryl: I look at this as a numbers game, the more people who see the house the better my chances of finding someone who will love it as much as we do. Finding the right price to generate interest was a bit of an experiment, especially because the memories in this house are priceless to us!
EDYN: Advice you would give to a current FSBO or someone thinking of going FSBO?
Cheryl: Decide your limits early on and be realistic about both pricing and how long you can wait to sell your home. The process takes time and energy and to a certain extent I think it’s important not to detach yourself too much from that process even if you decide to hire a Realtor.
