I said earlier,
“Days on Market has nothing to do with a Buyer’s Market or Seller’s Market.”
It doesn’t? Not really.
What you can see in the Dane County Days On Market chart below is that single family days on market are fairly reasonable, a little over two months. But there are always two markets going on in a Buyer’s market. The good homes are selling and selling in quick fashion. The last time we looked at the numbers it was the lowest I had seen the Dane County Days on Market in awhile for single family homes. It appears that we may have already hit the low in June and are ticking back upward. Condo’s are seeing a decline though in Days on Market. The Dane County condo market needs to see some positive things happen, it has not had a good run as of late.
