Madison Real Estate Market Watch
Comparing the month of June data for the last three years in the Dane County Real Estate market.
The average sales price YTD in June of ‘07 was $244,013. In June of ‘06 it was $245,413. Does that mean home prices are starting to fall?
The median home price is $1000 above last year YTD though.
The average days on market for homes sold in Dane County during June was 62.
The average days on market for condos sold in Dane County during May was 172.

Thanks for the very informative blog (and regular e-mail updates that are easily readable).
1) Does your numbers include all of the listings?
a) MLS
b) Hybrid (flat-fee MLS)
c) FSBO
There is a site i know of (homsale.com) which consolidates all 3 types.
2) How reliable is the days-on-market indicator? An agent recently made an observation that soon-to-be expired listings are pulled and re-listed.

Info contains ALL Listings in the SCWMLS
1. Does HomSale actually consolidate or aggreate info? It looks like it doesn’t contain data tracking of any sort as it kicks everything back out third party websites. And in all honesty, a third party cannot pull MLS data feed with out an user agreement. I wonder truly if SCWMLS has an user agreement with this company as SCWMLS won’t even do user agreements with company’s like Trulia and Google. Interesting to see how long this company will last.
2. Days on Market means everything and means nothing.
